Many of the forumers ask me what is in the quotation. Here is a summary of what we are having:

- Total renovation of every room. Hack, re-screed and redo all flooring. Burmese teak flooring with long strip matching skirting in Chamfer edge profile for all 3 bedrooms. Homo tile (600x600) for the large living & dining room. Tile price up to $4.20 from Haffary...so we going to choose the $3.90 top of the range from Haffary. Matching homo tile skirtings.

- False ceiling for most of the house for better lighting effects.

- Balcony - Homo tiles, box-up pipes.

- Aluminium sliding windows & grills for whole house. Custom made Mild steel gate at main entrance.

- Solid core designer doors with lock sets & change all door frames.

- Kitchen all using LamiTak laminate with ABS (Arcylic Machine Press Edging import from Germany). Total length is more than 50ft run. Corian solid top (L:5m). SS disk racks, cutlery tray, Blum systems,. Tempered glass backing (L4800mm x H600mm)...so quite a huge glass backing. Boxed up all kitchen pipes. 300x300 homo tiles.

- Living room. Suspended laminated storage cabinet (L1500x H1500 X D400mm). Huge Feature wall partition. Low height TV console using high quality Veneer finishing. Door panel (L1200 x D150 x H2500mm) to camouflage store room entrance. half height shoe caninet (L1700 x H900 x D400mm).

- Master Bedroom. Built-in Wardrobe (L4800 x H2500 x D600mm) with built in TV & hi-fi system. Dry wall partitions (x2).

- Master & common Bathroom. 300x300 Stone range homo tiles. Mirror cabinet with storage (L1500 x D200 x H900mm). Custom made 10mm frameless tempered glass swing doors with SS handles & U-channel embedded. Step down shower with homo tile finishing. Low height hollow block wall.

- Study room. Study table (L4200 x D600 x H750mm). Fixed pedestal units. CPU compartment. Camera dry box compartments. Wall hung cabinet (L1200mm x D400mm). Full height wardrobe cabinet (L2900 x H2500 x D600mm).

- Plaster whole unit interior walls & ceiling using ultra hard compound materials with acrylic (or metal) Strip angle for all wall corner. sealer & under coat.

- Painting all interior walls & ceiling using ICI The Master Palette matt paints.

- Plumbing. Change existing water pipes to copper pipes at kitchen & two bathrooms with control valve. Lay copper pipe hot points to shower points (x2). Labour for kitchen & bathroom accessories & taps.
